Fairways Edge Property Owners Association (POA) is a Georgia not-for-profit membership corporation. All owners of lots in the Fairways Edge subdivision are members of the POA.
The POA is guided by a three (3) member Board of Directors. Day-to-day operations of the POA are managed by the Board of Directors.

As a member in good standing, you are entitled to regular grass cutting, trimming and chemical treatment of your lawn. The POA also pays for maintenance of the entrance and common areas, the irrigation system and the street lights.
The City of Kingsland is responsible for repairs to the streets. The POA pays for the street lights. Builders who damage curbs and sidewalks during construction are responsible for repairing the damage.
Dues are set annually based on the budget adopted by the Board of Directors for the year. Dues for the year 2025 are $1,350.
Invoices for the 2025 dues will be mailed on January 2, 2025. The 2025 dues are $1,350. Dues may be paid in two (2) installments of $675. The first payment is due March 1, 2025. The second payment is due June 1, 2025.
If POA dues are not paid within ten (10) days of the due date and payment arrangements have not been approved by the Board of Directors, a delinquency charge of 10% will be added to the amount due. An annual interest rate of 10% will be added until the dues and fees are paid. In addition, the property owner will not have the right to vote at annual meetings. Lawn maintenance could also be revoked until dues are current.
If payment is not received within ten (10) days after the due date, an invoice which includes a 10% delinquency fee will be sent stating the dues must be paid upon receipt of the invoice. If payment is not received within thirty (30) days, a third invoice will be sent by certified/return receipt mail. If payment is not received or payment arrangements agreed between the property owner and the Board of Directors, the Board will take further action for collection through the courts of Camden County. All charges incurred for collection, including attorney fees, will be billed to the property owner.
There are a few things we can all do to help the POA.
a. First, please pay your dues on time. This saves the POA time, effort and money to contact property owners who have not paid their dues. Additionally, prompt payment ensures that the POA has funds to pay bills on time.
b. Second, you may not be aware, but each time you water your yard using the sprinkler system, it causes the pump to run. The POA is responsible for paying the electric bill for the pump. If your yard does not require watering, please don't run your sprinklers.
c. Another way to help save money would be agreeing to receive POA updates via email. We realize this is a small savings, but the cost of postage, paper, envelopes and printing takes money away from other budget priorities. Please provide your email by completing the Property Owner Contact form and either mail it to the POA address or email to poafairways@gmail.com.
d. Lastly, as a reminder, if something is destroyed (street signs, lights, etc.), we all pay for the repair. If you see any suspicious activity or notice any vandalism, please take pictures and call the police. These pictures, along with the police report, may be useful during the insurance claim process.
The covenants state that no automobile may be parked on any lot, street, right-of-way, or any unpaved section of any lot. Parking on any unimproved lot is trespassing and a violation of the covenants.
Guests for a one-time social event are allowed to park on the street. Guests should show common courtesy to avoid blocking nearby property driveways. Guests can also park in the empty spaces at the entrance of the subdivision. Cars should not block the roadway in this area.
The covenants state that "No recreational vehicle, boat, watercraft, boat trailer, camper, trailer, … shall be permitted to be parked in the street or upon any portion of any lot or in any driveway in the subdivision.”
Property owners are permitted to wash down boats and campers after use, perform minor short-term maintenance and perform pre-use preparation while the boat or camper is in their driveway. This should not be longer than two days.
No lot shall be used for any commercial business or professional purpose. A homeowner may use a portion of their home as an office provided that such use does not create regular customer or client traffic to and from such building. No sign, logo, symbol or nameplate identifying such business can be displayed anywhere on the lot.
Vehicles of any type should be operated responsibly while inside the Fairways Edge subdivision. Vehicle owners should be aware that operation of any electric/gas operated carts and ATVs by anyone under the age of 16, and those without a valid, current driver's license, is a violation of Georgia state law. In addition, any accident resulting in personal injury or property damage may not be covered by insurance. THE FAIRWAYS EDGE POA IS NOT RESPONSIBLE FOR ENFORCING GEORGIA LAW AND THE POA WILL NOT ACCEPT ANY LIABILITY FOR ACCIDENTS OR INJURY RESULTING FROM THE OPERATION OF ANY VEHICLES WITHIN THE FAIRWAYS EDGE SUBDIVISION.
It goes without saying that a good neighbor should clean up after their pets. It is not only against the subdivision covenants to allow pets to run at large, but both Kingsland and Camden County have leash laws that require all dogs be leashed and under the care and control of a competent person.
